Ittina Victims at Ittina Anu Apartments, Whitefield, Bangalore

ITTINA ANU APARTMENT is a residential complex has been built and developed on land bearing Sy.Nos.211/6, 211/7, 211/8, 211/9 and 211/10 of Pattandur Agrahara Village, Mahadevapura, City Municipal Corporation, Bangalore by M/s.Ittina Properties Ltd, a real estate developer from Bangalore. Sri.I.Mahabaleswarappa, is the Managing Director of the said company.

There were around 142 apartments in the Anu complex During the construction and after construction the apartments are sold. Out of the said apartments 56 apartments have been sold in favour of the various individual by by M/s.Orchha Hotels, Resorts & Residences Pvt Ltd., a sister concern of Ittina Group or Properties.,.

Before purchase negotiations were held. It was represented that there is no trust, attachments, claims of payments whatsoever subsisting in the said property and the same is not subject matter of any suit, litigation or proceedings and the property is free from encumbrances. Based on the representations, each one of the individual have purchased the apartments.

Ittina have made representations that the property sold is from encumbrances, attachments and claims etc., Based on their representations, each one of the individual made to believe that the title to the apartment is marketable from defects and that there is no claim, attachments and charges.

Based on representation made by Ittina,each one of the individual, went to different fiunancial institution in order to acquire the apartment on the security of the apartments to be purchased.

On 5/8/2008, the owners of Anu Apartments ere stunt to see a paper publication published in The Hindu. The notification was published by Advocate represented by Karur Vysya Bank Ltd.,

It is clear on the reading of the same that the apartments know as as “Ittina Anu” constructed on the land bearing new C.M.C. khata No.211/6, 211/7, 211/8, 211/9, and 211/10 of Pattandur Agrahara Village, within the limits of Mahadevapura City Municipal Corporation, White Filed, Bangalore District by Ittina Group of Companies has mortgaged about 56 flats to Karur Vysya Bank Ltd., and cautioned the public not to enter into any sale/ lease or other transaction with the accused company. Some of the owners of the apartments have also received the copy of the notice.

Each one of the Director have entered into a conspiracies to cheat the apartment owners. Their representations that the property is free from encumbrance, is false to the core. They suppressed the facts. They have cheated all the purchasers of Anu Apartments. All owners paid a huge sum of money for buying theirs apartments and the Ittina Group converted the money received for their own use. The fact that the borrowed money from the bank on the security of 56 apartments in Ittina Anu Complex and has been suppressed.

After the purchase, each one of the individual have furnished their apartments, invested huge sums of money. They are also paying the EMI to the various banks from whom they borrowed money. Everyone has put their hard earned money to get their own apatrtment and after getting the notice from Karur Vyasa Bank, the reality is that Mortgaged Flat owners are not the legal the owners of their property which they bought from Ittina and paying EMI against their property. Life becomes miserable for them and it caused health problem of many of them.

Request all people who are victims of Ittina Group of Properties to share their stories so that we can put public pressure on Government to initiate legal acttion against Ittina , ban the company and attch their assets to recover all public money.

  2. I am Mahesh Burukule bought an apartment over here in 2006 and now all major problems are solved. I believe that people who own the aprtment here are reaping the benifits. Have a great time.

Myself Kedar from the same appartment bought a flat in 'A' block in 2006 oct.Well I've not been into any problem regarding the ownership since the trouble was only in 'B'block and now its all been solved.the best part about this place is that the maintenance is very cheap and the locality is very convenient.So all Anu owners have a great and peace full life ahead.

    Myself Mahesh Burukule, flat owner of A-508. All major problems are solved. In last 6 to 8 months, there are lot of major improvements have happened. For example Complete painting, refurbishing children park, refurbishing gym, sound proofing for engine room etc. Hopefully by end of Aug 2012, we shall have fully functional library.

    Anu apartments (earlier known as ITTINA-ANU apartments) is one of best place live. It is having fantastic bus connectivity, low maintenance (due to good governance by Anu owners' Association), lot of school near by, close proximity to ITPL/KIADB area etc

    Myself Mahesh Burukule, flat owner of A-508 in Anu Apartments (earlier known as ITTINA Anu Apartments).

    As I mentioned in my earlier posts, Anu Apartments has become one of the best places to live in Whitefield area, with best of the amenities, and with very low maintenance fees of Rs 1.80/Sq ft in this localities.

    Currently rental for 2 bedroom flat is between Rs.18K to Rs 20K + maintenance fees, and for 3 bedroom flat is between Rs.20K to Rs 25K + maintenance fees.

    Current average market rate for flat is around Rs.4500/Sq ft.

    My name is Mahesh Burukule, owns a flat in Ittina Anu Apartments, near Hope Farm Circle, Whitefield main road, Bangalore, staying in this place since 2006.
    With lot effort from all of us i.e., both flat owners and Ittina Properties Pvt Ltd represented by Shri Manu Ittina, problem of NOC from KVB (Karur Vysya Bank) has been resolved. All affected flat owners have started registering discharge deed in Sub registrar office. As on today 5 flat owners have registered the discharge deed. Remaining affected flats owners will do the same according to mutual convenience. There are few affected owners owes money to Ittina Properties Pvt Ltd, hope they will pay the dues soon to Ittina and get the NOC, along with discharge deed registered.
